Number of Participating Members in the first phase of the project is 250 members; 1.500 BILLION TL with today's figures. COST TURNOVER has been planned as the TARGET. Mansions, Smart Villas, Mansions, Houses with Gardens, Sites in Horizontal Architecture are planned. As the first application area, Arnavutköy, Çatalca, Silivri, Başakşehir, Esenler, Esenyurt, Büyükçekmece, Eyüp Sultan districts of Istanbul were primarily chosen. According to the intensity of the demands to be received, it is foreseen that the First Production Sites will be established in these regions. However, requests will be open to the entire Marmara Region. Smart Villa, Mansion, Garden House PRE-REQUEST AND ORDERS of 250 Participating Members in Stage 1 of Selem Yapı- Prestij 1071 project, within the framework of a CAMPAIGN, on 01.10. It started in 2022 and will be completed on 31.03 .2023. Orders received will be collected in the SELEM MEMBER'S POOL. The Transactions of the Participant Members waiting in the Selem Member Pool by making the Pre-Request/Order Agreement are planned in order according to the dates of this contract. Accordingly, the transactions and production of the Participant Member, who made the contract first, will be carried out first in this order. The Member who will receive the First Key will be the first to sign the Contract.
In the field of land procurement, with the R&D studies carried out by our land experts, “SELEM LAND POOL”; A Land Portfolio will be created. Plots in the Land Pool; location, market value, future projection, infrastructure status of the location, zoning status, legal status of the title deed; Is it shared, is there any encumbrance on it, etc. After the subjects are researched and examined in detail, they are taken into the "Land Pool". However, these plots are recommended for Members to purchase.
The projects of the Members whose land procurements are made are designed in accordance with the wishes of the members and the Preliminary Projects are prepared. The "Initial Approximate Cost Calculation" of the preliminary project is prepared. This account is 98% accurate thanks to our “Partner” “Construction Account Program”. The company makes a payment plan based on the total figure with the member whose "First Approximate Cost Account" is issued, and the member's approval is obtained. With the approval given, the stage of preparation of the application project begins.
The Company procures the materials determined by the Member at the Preliminary Project stage, on behalf of the Member, from the market, from the manufacturers, and when necessary, from abroad at the most reasonable prices. It first submits the price offers of the materials to be purchased to the Member and obtains its approval. The purchase is made after confirmation.
A business plan is made with our “Business Partner” Manufacturer company for the Production/Construction of the project for which the Building License has been obtained. The project is delivered to our Business Partner Company with a work delivery contract for production. According to this plan, the manufacturer starts production by establishing its construction site.
Selem Yapı Pazarlama Tic. Inc. In the “Prestij 1071 Smart Home” Project, to carry out / have all the related operations of the Project done, to organize; undertakes to make a "Service Fee" at the rate written in the contract of the participating member. The company will not ask for any other price. All costs of the project will be borne by the project owner Participating Member. The Participant Member will make the payments until the Turnkey Delivery of the Project with the "progress payment" method to be issued by the Company in return for the works done every month in relation to the project. The member pays by adhering to the payment plan and monthly Progress Payments.
The Company completes the production of the project as soon as possible in accordance with the Business plan, thanks to the transparent and intelligent Cooperation it will make with its Business Partners and the Project Owner Participant Member. Obtains "Building Occupancy Permit". Makes the key delivery to the member.
